Why Summit roofs take such a beating
Set high on its ridge, Summit catches weather that the lower-lying towns nearby are partly sheltered from. Wind is the clearest example. An exposed roofline up here feels the full push of a summer thunderstorm gust or a fall nor'easter, and wind is what lifts shingles, breaks their seal, and pries at any flashing detail that has loosened over the years. The summer itself adds its own punishment, with humid heat that bakes asphalt shingles from above while a poorly vented attic cooks them from below, drying them out and shortening their life well before the warranty would suggest.
Then winter arrives, and with it the slowest and most expensive damage of all. Snow settles on a Summit roof, the warmth leaking up from the living space melts it, the meltwater runs down to the cold overhang at the eave, and there it refreezes into an ice dam that backs water up underneath the shingles. The same freeze-and-thaw rhythm that builds those dams also works at every small crack and gap in the roof, widening it a little with each cold snap. The leak that finally shows itself in February was very often born from a brittle flashing detail the previous August, which is exactly why we push so hard for an inspection before the cold sets in, while there is still time to seal the weak spots before water and ice ever reach them.
